The Private Well Package is built for homeowners on a private well — since well water isn't treated or monitored by the city, it gets a more thorough 18-point check, run at a certified lab.

No payment is collected when you book. For Basic and Basic + Lead, payment is taken on-site right after testing, by card through Square. For the Private Well Package and FHA/VA testing, you'll receive an emailed invoice with a secure payment link once lab results are in.

You may see "PIWA" used by labs (including our lab partner, AEL) — it's the formal name for a comprehensive well-water testing panel. We call it the Private Well Package on this site because that's what it actually is: an 18-point safety check built specifically for homes on private wells, since well water isn't treated or monitored by the city the way municipal water is.
FHA and VA loans are mortgages backed by the federal government. When the property being financed has a private well, federal guidelines require the water to be tested by an independent third party — not the buyer, seller, agent, or lender — before the loan can close.
